Moving in and out
Both Depreciation of US Dollars and low Home Loan interest rates lead to the rising real property ( includes land and buildings and anything affixed to the land.) price. Asian new immigrations ,in particular Silicon Village young engineers, move into the Bay Area. The aged move out.
Though in Taiwan,the price of real property near railroad station,MRTstation, traffic crowded area is more expensive than others. In the Bay Area, the people consider to live in an area that has crowded strangers not safe. In here, Living areas are apart from commercial areas. Approaching to the crowd ,the realty is cheap.
The aged of the Bay Area move to other States or buy the cheaper area. Neither care good school district nor worry about the distance to work ,taking the train better than driving a car ,they will choose by the train station. They
make profits by buying and selling ,and then they creat " Pension" by themselves.

遷入遷出
由於美元貶值及低房貸利率導致房地產價格上升( 房地產包括土地,建築物和附著的地上物 ),亞洲新移民,尤其是矽谷年輕工程師移入灣區,年長者移出。
雖然在台灣,房地產靠近火車站,捷運站及交通,人潮擁擠的地區較昂貴。但是在灣區,人們考慮到居住在許多陌生人擁擠的地區不安全。而且這裡商業區和住宅區是分開的,靠近人潮進出的地區反倒便宜。
灣區的年長者搬到其他州或買較便宜的地區。年紀大了,既不必考慮好學區,也不必考慮上班的距離,搭火車比自己開車便利,他們會選擇搬到車站附近。而且在買賣間獲得的差價利潤為他們自己創造出一筆養老金。
